Dholera myths vs facts

Dholera attracts two kinds of nonsense: hype that everything is finished, and doom that nothing exists. Both fail against the dated record.

How each claim was checked

Every fact below carries a dated primary record - a PIB release, a state review, an official notification - or it is marked as a target, not an achievement. The method is the site's backbone.

Myth 1: "Nothing has been built - it is an empty city."

Fact: the Activation Area trunk infrastructure - roads with underground utilities, a Water Treatment Plant, Sewage Treatment Plant, Common Effluent Treatment Plant and the ABCD building - was confirmed complete in the state's May 2025 on-site review. The expressway has been operational since March 2026, about 300 MW of solar is commissioned, and 27 sub-TP schemes have been notified.

Myth 2: "The airport is open."

Fact: the international airport is reported about 80% complete at the July 2026 official review, with operationalisation targeted for late 2026. No commercial flights have operated yet.

Myth 3: "Dholera is a finished smart city."

Fact: the 920 sq km region is being delivered as six town-planning schemes across roughly three decades. The Activation Area is the first slice. What exists today is real; what exists is not the whole.

Myth 4: "There is a metro running in Dholera."

Fact: an Ahmedabad-DSIR MRTS was reported approved around 2021; its status is unclear and it has likely been superseded by the semi-high-speed rail project approved in May 2026. No metro construction or service exists.

Myth 5: "Land prices only go up - returns are guaranteed."

Fact: a 2025 record reports roughly tenfold rises in some Dholera parcels. Past performance is not a promise, and this site carries no price predictions or investment advice - the economics chapter explains why.

Myth 6: "The smart-city systems are fully live."

Fact: the ICCC is built and in system testing and commissioning, and independent trackers report it operational over the activation-area core. Claims of named vendor platforms running live still require operational evidence we do not hold.
